Leafield House @ Nables Farm, Upper Seagry

This is a beautiful house in a very convenient location. It suited our large family group very well with plenty of space to eat and socialise together. The kitchen is well equipped for cooking for large numbers, and the cinema room was very popular with all ages. The surrounding area is very rural, with lots of pretty villages and family attractions within easy reach.

Absolutely an amazing weekend. Leafield House was everything we needed and more. Enough spacerooms for our party of 13 and cant wait to book for next year. Highly recommended. Local pub was great too for Sunday lunch

We had an absolutely fabulous weekend for my friend's hendo. We were a large party and booked both Leafield House for the event and the Woodman's Cottage for extra beds. Both houses were stunning, clean and set up perfectly for our stay. The inhouse flower arranging was sublime. The outside space was beautiful and we were able to properly enjoy this thanks to the weather. There were plenty of glasses and crockery for us to eat meals together in the main house. Kitchen facilities were great with 2 fridges, 2 freezers, 2 ovens and 2 dishwashers. Martin the host was fantastic. He came to check on us early to show us how to use all the facilities cinema room and hot tub were a real hit, and was easily contactable throughout our stay. Martin was flexible and helpful with our decoration setup. Thank you for helping us to create such a special weekend! Five stars!

We loved the house it was perfect and exactly as shown in the pictures! Everything was wonderful you can truly call it your dream home. The owner responded very quickly to our minor issues and resolved them promptly. Highly recommended!

We hit the jackpot booking Leafield House! From the moment we approached the house along the driveway, we knew this was something special. I booked this to celebrate my 60th birthday with 15 members of my family ranging from 19yrs to 83yrs. All the bedrooms were beautiful and the beds extremely comfortable. Those that did not have en suite, only had to share a bathroom with one other room. There was hot water for everyone to shower. The kitchen and dining room were fantastic for hosting a meal for a large number of people and is such a bright room due to the amount of windows and doors. Such a wonderful view too. There are 2 double ovens, 2 dishwashers, 2 large fridges and 2 large freezers. Everything was catered for. Evenings were spent in the cinema room, a huge favourite for a party and games. Peace could be found in the sitting room if needed. Thanks to the games room, we are now all keen pool players. Some of us spent the afternoon luxuriating in the hot tub.This was expertly heated and tended to by my brother and it was still warm the next day. I dont know who ordered the brilliant sunshine that day, but thank you! Any questions we had were immediately answered by Martin who could not have been more helpful or accommodating. We are already thinking of when to return. If you are thinking of booking Leafield House, take it from me, you will not be disappointed!

We had a lovely stay at Leafield House and overall would recommend the property, although there are a few areas that could be improved. The setting is beautiful and peaceful, making it a great place to relax and switch off. The rural surroundings really added to the enjoyment of our stay and made the property feel like a proper countryside getaway. The house was clean on the whole, and the bedrooms and bathrooms were all a good size and generally well presented. The kitchen dining area was spacious and comfortably seated all guests, making it ideal for group meals and socialising. The cinema room was absolutely amazing a real highlight of the property and a fantastic space for everyone to sit together and enjoy time as a group. However, there were some cleanliness and maintenance issues that could be addressed. One bathroom did not have a bin, and unfortunately a used sanitary item was found in a drawer while searching for spare toilet roll. Some kitchen pots and pans were not thoroughly cleaned, with dust and a few dead flies found in cooking dishes and kitchen drawers. The kitchen sink did not drain well and there was no plug that held water, which made washing up more difficult. Additionally, some of the bathrooms did not have hand soap provided. One bedroom had a broken lampshade, which was quite unpleasant to look at and detracted from the otherwise nice room. In the cinema room, the sofas were noticeably stained, and while blankets had been placed over them, these had clearly seen better days. The Woodford hot tub is advertised as taking 23 hours to heat, but we found it took over 5 hours and wasnt ready to use on the first night. It would be great if this could be started before guests arrive so it can be enjoyed sooner. Once heated, though, it was a lovely feature. There was also a kitchen light flickering on and off, which became quite irritating, especially during the darker winter days when lights are on more often. We noticed this issue had already been mentioned in the guest book back in October 2025, so it was disappointing that it hadnt been resolved. A hoover would be very helpful for guests, as the shorthandled broom provided made it difficult to clean larger floor areas before leaving. Additionally, the lack of flexibility with the checkout time made the final morning feel rushed, especially before a long drive home and having to go elsewhere for breakfast. Overall, we had a very enjoyable stay in a lovely setting and the property has great potential. With a few improvements and more flexibility around checkout times, we would likely return and could see this becoming an annual visit for us.

This is an amazing house the pictures dont do it justice. We had a fabulous stay with family to celebrate a milestone birthday. The poolgames room was loved by the younger members and the cinema room was enjoyed by all. Bedrooms were comfortable and the kitchen diner provided a great way to entertain. Would definitely recommend this beautiful property.

We absolutely adored this house and the grounds and farm that it is set in. Its stunning cinema room is amazing, the kitchen is very spacious for our big group, plenty of ovens, big spacious bedrooms, and the pool room and hot tub were also fantastic. The house is very modern with all modcons, smart TVs, underfloor heating, plenty of style, beautiful features and lots of light. The garden and outdoor areas are also stunning but we didnt get to use them much as our booking was for a rainy December weekend. Martin was super helpful regarding questions about the gadgets and various things during our stay and we will be booking again for next year. Thank you!

Amazing property and our group thoroughly enjoyed. This isnt a home where beds are squeezed in, this is a well serviced, purpose built, home for 16 guests. There is feedback in the guest book that does need addressing, such as a flickering kitchen light and no sweeping brush or vacuum available, however all minor things. One thing to note is that it should be advised the home runs from two water tanks and quite often some of our party were forced in to cold or lukewarm showers. A great stay nonetheless and a great accomodating host!

Leafield House is beautiful. We were a party of 9 friends and there was ample space for us. We cooked at home and the kitchen works very well that. The projector tv allowed everyone to find a comfy spot to watch it. We managed to light the hot tub but failed to increased the water temperature which was a shame. We would absolutely book again. We had the best time at Leafield House, what a lovely place and in beautiful surroundings!

We did leave a thorough review in the guest book, which the owners need to read. So a few details for you here. The house is amazingly spacious, well designed and finished and was lovely to stay in. Ensuites and bathrooms were superb. To be honest the hot tub was disappointing as it was 'log fired' and I can't remember seeing that in the details. This meant that you had to light the fire and know how to do it 2hrs before you wanted to use it. So if you went out for the day it was unlikely that you could set it up. Martin was very helpful one of the owners and set it up for us but unfortunately it did not get hot for us to use it. The house though would be brilliant for mixed generations as it had a cinema room, tv room with gaming a possibility, snooker room etc. and it was in a peaceful area but also easily accessible to Malmesbury, Tetbury amongst other places. A Welcome Book which you usually get at your properties giving you general information of the property and area would be helpful eg to let you know things like where to put rubbish.

Excellent accommodation for our family get together of 16 guests. The property is of a modern and contemporary design with spacious and comfortable rooms, particularly the large kitchendining area where we all spent most of our time. The photos on the website are an accurate representation of the house. Overall, we all enjoyed our stay at Leafield house.

Fantastic house in a lovely rural setting Lovely greeting Hot tub wood burner set up and running Had problem with hot water on one side of house as separate boilers to left and right of house. Reported 9.30pm and electrician was at premises next morning and was repaired by 9am first rate .

Leafield house is an absolutely stunning place to stay and definitely the photos online dont do it justice. House was immaculately clean and the gardens lovely. Only a few issues we had firstly that the kitchen lacked in several areas, there werent enough mugs for everyone to have a cup of coffee at the same time and not 16 glasses that matched. There were limited serving plates and bowls for 16 people and the oven trays had certainly seen better days. What was lovely though was that there were two large fridges, two large freezers plus two dishwashers which was brilliant for such a large party of 16. There was a strong smell of drains downstairs in the WC and front bedroom but the worse thing about the weekend was the flies. We were advised not to open doors or windows as its a working farm but I can honestly say they were terrible.. swarms of flies all over the house and our cars and if the door or windows were opened it was horrendous! They really should look to get the electric fly killers installed or fly catchers outside all the doorswindows. We did use the hot tub once while we were there but having to put logs on every 1520 mins all day was a pain and we couldnt be bothered to relight the fire the following day. We would return to the house but not in the summer months due to flies but Im sure its gorgeous in the winter months.

Fantastic time at Leafield House. Disappointed we couldn't stay longer! My only minor complaint would be the hob was a bit fiddly but you did explain the issues well and we managed to operate it in the end.

This was the perfect house for my daughters hen weekend. The house is stunning, the kitchen is such a fantastic social space for a group of people. The Cinema room was a perfect space for both a party space and also chill out movie space. The bedrooms were all comfortable and beautifully presented. The photos on line do not do the property justice , we all wanted to move in! The hot tub takes some work to get the fire going to get the water warm enough, we couldnt use it the first night as it was too cold. The owner was very patient and answered all our questions quickly during the weekend. I would recommended this beautiful house for any big gathering.

Really great place for a group of people. I'd say the listing itself doesn't do it justice. I know you're probably limited by infrastructure, but if it's possible to get faster internet that would be really good. I would also look at getting internet extenders for the further parts of the house.

Leafield House is a wonderful property. Incredibly spacious and well laid out, equally excellent for entertaining and relaxing. Its very well equipped for all ages in a lovely countryside setting. The only downside is the hot tub takes some patience and determination to get to the right temperature, but that aside Id highly recommend if youre looking for a place to stay in the area. We had the most amazing weekend with family & friends and would love to return one day.

We were 10 adults staying in December and absolutely loved the place. It seems newly decorated with everything high quality and the sofas and beds are very comfortable. We enjoyed the massive screen for the Strictly final, and the pool table was well used, but the hot tub needed 3 hours notice so we decided not to bother. The heating is underfloor from heat pumps and the controls in every room were a bit of a challenge, lots of button pressing on the first evening, could have done with some instructions.

Absolutely stunning house! Perfect for a group of friends getaway! The cinema room is amazing and the kitchendining area is perfect for cooking and eating as a group. The host went over and above, responding to a few messages regarding where things were and even sent the cleaners to provide a hoover! The only feedback I would give is maybe start building an information book for all the questions guests ask so it saves time having to respond. We are looking to book for next year again! This is our 3rd visit to Nables Farm, we have stayed twice in the sister house the anchorage, and was fortunate enough to see the build of Leafield House. All we can say is wow what a wonderful house. So spacious comfortable and luxurious. Such a sociable kitchen dinner , lovely snug sitting room and fantastic cinema room. Plenty of room and great bedrooms, The host Martin is on hand if needed and nothing is to much trouble. The hot tub was a great hit as well. See you next year

We had an amazing time. The accommodation is brilliant for a large group to spend quality time together. The facilities are excellent with the quality of the kitchen amenities really enabling a great catering experience for 16 people. The cinema room was great to host a family party and we thoroughly enjoyed our large Sunday lunch all together in the large dinning room. The hot tub fitted 5 comfortably and after getting used to the wood etc was really well used. Great location and communication with the owners too. We would recommend bringing your own hair driers, an oven glove and perhaps being provided with some dish washer tablets in a starter pack. Over all though we would come back as a great place at a great price!

Lovely property with great facilities and excellent location for visiting the Cotswolds. Some cleanliness issues in the kitchen drawers and oven. Disappointed there was no welcome hamper. Lack of kindlingwood for the hot tub but the owner was responsive when it was requested.As mentioned in previous reviews flys were an issue but didn't impact on our stay

We had an incredible stay at this house for four days! The facilities were amazing the cinema room was a big hit with everyone, and we spent hours enjoying the pool table. The contemporarymodern interior was stylish and comfortable, and there were plenty of bedrooms and beds for all 15 of us. The kitchen was wellequipped and had everything we needed and had plenty of space for us all to sit together for a sit down dinner. The location on the farm was lovely, giving us a nice, peaceful setting to unwind. The kids loved seeing the cows and chickens. The hot tub was a fantastic addition, perfect for relaxing evenings. The owners gave us fresh eggs on arrival, which was such a nice touch. Plus, its close to the M4, making it very convenient. Well definitely be recommending this place to family and friends!

Martin was a lovely host, he responded to all our questions and assisted us immediately. A lovely cottage perfect for large families & location is perfect to all restaurants and supermarkets. Definitely recommend this property!

We had a fabulous time and everyone thought the property was spot on for our requirements and in a lovely setting. 10 of us for a weekend gettogether. Plenty of bedrooms to choose from. Martin is a great host and is on hand for anything you need. We did think it would be good to have more comfortable seating outside and possibly a firepit for the chillier evenings. Flies can be annoying, but the property is on a Farm so be prepared. Would definitely recommend staying here.

Leafield House was beautiful and spacious, and the pictures don't do it justice for how lovely it is! The kitchen was well equipped, and the owner, Martin was helpful and friendly but equally left us to it. Two small pieces of feedback, quite a bit of the kitchen equipment wasn't cleaned properly so we had to clean before using, so may be worth checking this before new guests arrive. Being on a working farm there were a lot of flies. This didn't bother us in the most part, but on the last day we had the kitchen doors open and we ended up with a fly swarm on the ceiling which we couldn't get rid of. Some citronella candles or a fly zapper may help. However, this doesn't take away from how lovely it was as a place, and we would recommend.

Fantastic property great for a family get together. The cottage easily accomodated 16 of us with plenty of rooms to socialise together or in small groups. It is located on a farm so the kids loved seeing cows and chickens and some fresh eggs!. Makes you feel nice and away from it all. It is very new so all the furniture and equipment Cooker TVs, Showers, etc are brand new and top specification. The kitchen is well equipped with plenty of plates cutlery and all the utensils. The kids and grown ups loved the cinema room and the pool table. The owners were very welcoming and helpful and the cottage is in a great location, close to the M4 so easy to get to, but also to explore the beautiful countryside.

This house was perfect for our family get together of grandparents, parents and 5 children aged 7 to 16. The hot tub, pool room and cinema room were very much appreciated by all. The house was in impeccable condition and had so much room for all of us. The location was in a lovely setting and very convenient for the towns we wanted to visit. Martin was there to welcome us and was always very helpful. We thoroughly enjoyed our stay and would recommend Leafield House to friends

The pictures online didn't actually do the property justice, we felt that the property was of a higher standard than the images portrayed. The arrival was above and beyond expectations with fresh eggs in the kitchen from the poultry farm, along with a barrow of logs for the wood burning hot tub which had been lit in advance of our arrival. The property was spotless throughout upon arrival from the kitchen to the bedrooms, to the brushed cloth on the pool table. The location is outstanding being completely secure and private, with short farm lane walks to the poultry farm, to the local amenities. Outstanding and worth every penny, we will be returning without a doubt.

We were a party of 14 and there was plenty of space. The interior was incredible with top of the range finishes and exquisite design. We really loved the log fired hot tub with plenty of logs to keep the tub hot. The out door area was perfect with plenty of shade. The cinema room was designed in such a way that all could participate in discussions and activities. The kitchen was well equipped and well planned. The rooms had beautiful bathrooms, some ensuite and really comfortable beds. It was a perfect destination in a beautiful area. I cannot recommend this place enough. Thank you Martin.
